Run the numbers

Three calculators in one place: what a monthly payment buys, what a seller walks away with, and what a rental actually returns. Nothing is sent anywhere and nothing is stored.

Run the numbers
Where do you want to start?

The whole housing payment, not just the loan

Cash you are putting in, separate from closing costs

Use one a lender quoted you, not one from a web page

Monthly. Editable estimate until there is a real address.

Monthly, and an estimate

Monthly

Credited back to you at closing. Around 1% is a common planning figure, not a rule.

These figures are estimates for planning purposes. What you actually pay depends on the loan program, the lender, the rate you are quoted, the property's real taxes and insurance, credits and fees. Your lender and the title company produce the final numbers. This is arithmetic, not a pre-approval, and it does not look at your credit or your income.

The Wichita Area Buyer's Guide

A plain walkthrough of what buying a house around Wichita actually involves, written so you can read it before you are ready to talk to anyone.

  • What you need up front, in dollars

Earnest money, inspection, appraisal, and closing costs, with what each one pays for and roughly when it leaves your account.

  • The order things happen in

From pre-approval to keys, so you know what is coming next instead of finding out the day it is due.

  • What an inspection turns up around here

The items that come up often on Wichita area houses, and which of them are worth negotiating over.

  • Loan types side by side

Conventional, FHA, VA, and USDA, with the down payment and the tradeoff on each in one table.

  • Questions to ask any agent before you sign

Including the ones that are awkward to ask. Alex answers them on the page rather than making you dig.

  • Wichita-area considerations

Wichita, Maize, Derby, Andover, Goddard, Park City, and Rose Hill, with what the buying process looks like in each.

Alex writes and sends this himself rather than serving an automated download.

Optional, so Alex can text you back instead of writing a long email.

Alex will send the guide and may follow up about it. See the privacy policy for how your information is handled.

Where do you want to start?

How do I know what I can afford?

Start with the calculator above. Put in the monthly payment you want to stay under and it works backward to roughly what price that supports, including an estimate of the cash you would need at closing. The Buy page walks through the rest of the process.

How do I find out what my home could sell for?

The Sell page explains how value is actually determined, and has a calculator for what you would walk away with after payoff, compensation and closing costs. If you want a number on your specific address, ask Alex to review it.

Can you help with a VA loan?

Yes. Alex served eleven years on active duty in the Air Force and has used the benefit himself. The Veterans page covers the main differences between a VA purchase and a conventional one, with links to the official VA.gov sources.

Can you help me analyze a rental property?

The Investors page has a long-term rental calculator that works through cash flow, NOI and cash-on-cash return. Alex owns rental property himself, so on a specific address he can look at it as an owner as well as an agent.

I just have a real estate question.

Ask Lark, the assistant in the bottom-right corner. It answers questions about buying and selling around Wichita, says so when it does not know something, and hands you to Alex whenever you would rather have a person.
