How home value is determined

Three things set the number. Recent comparable sales tell you what buyers have actually paid nearby for something similar. Condition and improvements move it up or down from there. And current competition matters, because your home is priced against whatever else a buyer can see this week.

An automated estimate from a website is a reasonable starting point. It works from public records and averages, so it cannot see a new roof, a dated kitchen, or what the house two streets over just sold for after three price changes. That is the part worth reviewing on the specific property.

Seller net proceeds

Put in a sale price and your payoff and see roughly what is left after compensation, closing costs and credits. Compensation is whatever your written agreement says, so it is yours to enter.

Run the numbers

What you still owe, from your most recent statement

Negotiable and set in your written agreement. There is no standard rate.

Title, recording, prorated taxes

If you have agreed any

A planning estimate. What you actually walk away with depends on the final sale price, your exact payoff on the day, the compensation in your written agreement, closing costs, credits, prorated taxes and anything specific to the transaction.

What your house is worth right now

A real number on your house, put together by Alex, with the comparable sales he used so you can check his work.

  • A number, not a range with a truck through it

Automated tools hedge because they have never seen the inside of your house. Alex gives you a figure and tells you what moves it.

  • The comparable sales attached

The actual houses he priced yours against, so you can see whether you agree with the comparison.

  • What would change the number

The handful of things in your house that a buyer will price, and whether each is worth doing before you list.

  • What it costs you to wait

Your carrying cost per month while the house sits, worked out on your numbers rather than an average.

  • No listing appointment attached

You asked what it is worth. That is the whole transaction. If you want to talk after, you will say so.

Optional, so Alex can text you back instead of writing a long email.

Alex will review the property and get back to you. See the privacy policy for how your information is handled.

How selling works

From the first walkthrough to the closing table.

  1. 01

    Walk the house together

Alex goes through it with you and separates the work worth doing before listing from the work a buyer will not pay you back for. Some of the most expensive pre listing projects return the least.

  2. 02

Set the price with the reasoning attached

You see the comparable sales and how each one was adjusted. If you disagree with a comparison you say so, and it gets discussed rather than overridden.

  3. 03

    Prepare and photograph

What gets cleared out, what gets fixed, and what gets shot. The listing photographs are the first showing, and most buyers decide whether to book a second one from them.

  4. 04

List, show, and read the response

Showing traffic and feedback in the first two weeks tell you whether the price is right. Alex reports what he is actually hearing, including when what he is hearing is that the number is too high.

  5. 05

Negotiate the offer, not just the price

Closing date, possession, what conveys, and how inspection findings get handled all sit inside an offer. A slightly lower number with better terms is often the better deal.

  6. 06

    Close

Title work, the buyer's financing, and the final walkthrough. Alex tracks the dates so you find out about a problem while there is still time to solve it.

Seller questions

Does asking for a valuation put me on a call list?

No. You asked what your house is worth and that is the whole transaction. If you want to talk about listing afterward, you will be the one to bring it up.

Should I fix things before I list?

Some things, and fewer than most people expect. Alex will walk it with you and tell you which projects a buyer will pay for and which ones you would be doing for your own satisfaction.

What if I need to buy and sell at the same time?

That is a scheduling problem with several standard solutions, and which one fits depends on your equity and your flexibility on dates. It is worth a conversation early rather than once one side is already under contract.

How is the commission handled?

It is agreed in writing before anything is listed, and you will see exactly what is paid and to whom. Ask Alex to walk you through the agreement line by line before you sign it. He would rather you did.
